"Decide"? Ugh...I wish you well; I suspect though that you have a pretty good case since (1) you were first and (2) it at least sounds like you had the approval of the actual legal lessor, and the other person didn't.
I'm meeting with the landlord Saturday morning. Hopefully, he'll recognize that we were indeed first! Plus, we're awesome. Awesomeness may not have any legal standing, however.
